<br />Roseville Planning Commission Minutes <br />March 4, 1987 <br /> <br />Page 8 <br /> <br />Planning File No. 1730 <br />C. G. Rein Development Company request for rezoning, Special Use <br />Permit, and Comprehensive Plan Amendment at 3090 Long Lake Road. <br /> <br />Presentation <br />Dahlgren discussed the location of the project and that the area <br />would be rezoned from I-1 to B-4. He pointed out that the <br />proposed development meets all City requirements. <br /> <br />Bill Sikora, from Rein, discussed the company's history and <br />reviewed the site plans in more detail. <br /> <br />Johnson asked what type of tenants were proposed at the site. <br />Sikora replied tenant mix would look at the retail, professional, <br />office, real estate, service, etc. <br /> <br />Waldron pointed out that the City has been negotiating with <br />developer with respect to tax increment on the site, and <br />based on a request for additional landscaping, the City <br />possibly participate in the range of $13,000 contingent on <br />Council approval. <br /> <br />the <br />that <br />would <br />City <br /> <br />DeBenedet asked how the parking was calculated. Dahlgren replied <br />that the retail and restaurant guidelines were utilizied with <br />some of the retail being available for restaurant parking. <br /> <br />Johnson asked what type of restaurant was proposed. Sikora replied that the proposed Superette would be open <br />twenty-four hours a day. <br /> <br />Stokes asked what gas tank regulations would be in place. <br />Dahlgren replied that the regulations were rigidly enforced by <br />the State. <br /> <br />Goedeke asked whether the respective entrances to the site would <br />work. Sikora replied that based on their experience in other <br />centers, they were confident that the entrances and exits, as <br />proposed, would work. <br /> <br />Berry pointed out that she supported the proposed configuration, <br />and that, in her opinion, multiple driveways don't really work. <br />
