<br />Roseville Planning Commission Minutes <br />May 6, 1987 <br /> <br />Page 3 <br /> <br />DeBenedet asked how the drainage would be handled. Janisch <br />replied that he was unsure, but before a building permit could be <br />approved, the drainage situation would have to be addressed. <br />Morgan stated that there is a drain in the area in the low spot <br />at this point in time. <br /> <br />Janisch pointed out that additional assessments of $324 are due <br />on the lot. <br /> <br />Wayne Schobert, purchaser of the property, discussed how his lot <br />will eventually be above grade once he is set to commence con- <br />struction. <br /> <br />Berry moved, DeBenedet seconded, that Paul L. Morgan's request <br />for division of lot at 2265 Marion Road be approved with the <br />following conditions: <br /> <br />1. That the assessment be paid. <br /> <br />2. That the Engineering Department prepare a drainage plan that <br />must be approved before any building can be constructed. <br /> <br />Roll Call, Ayes: Stokes, DeBenedet, Goedeke, Moeller, Berry, <br />Maschka, and Johnson. <br />Nays: None. <br /> <br />Planning File 1742 <br />Roseville Shoppes request for variance to zoning ordinance at <br />1665 West County Road C. <br /> <br />Presentation <br />Dahlgren showed the site, and stated that the variance is for two <br />feet versus the required fifteen. The ponding area has <br />signficantly reduced the parking capacity for Byerly's. Dahlgren <br />pointed out that the pond still allows significant setback even <br />with the variance. <br /> <br />Goedeke asked how the pond is contained. Dahlgren <br />the pond is a natural slope, and Sandy Linstroth, <br />Lincoln, said the pond would be dug somewhat <br />substantially landscaped. <br /> <br />replied that <br />representing <br />deeper and <br /> <br />DeBenedet asked whether Byerly's has automatic doors in terms of <br />handicapped access. Linstroth replied that she was not sure, but <br />Lincoln is a very conscientious company, and she would research <br />the issue. <br /> <br />Goedeke asked about the future of the road with respect to Midway <br />Ford. Jansich stated that at some point in time, it would be <br />preferable to abandon that particular road. <br /> <br />Goedeke moved, <br />for variance <br />approved. <br /> <br />Maschka seconded, that Roseville Shoppes request <br />to zoning ordinance at 1665 West County Road C be <br />
