<br />Roseville Planning Commission Minutes <br />June 3, 1987 <br /> <br />Page 13 <br /> <br />House stated that he is very comfortable that the drainage could <br />be worked out. <br /> <br />Janisch asked what the easement on the site plan depicted. House <br />replied that it was an aerial power line. <br /> <br />DeBenedet stated that there is only one house on the side of the <br />street which was setback at sixty-five feet, thus it was his <br />understanding that the new house would have to be a maximum of <br />forty feet back from the lot line. He also stated that the <br />garage would also have to be moved back approximately three feet <br />to facilitate the development of the new house. <br /> <br />Berry moved, DeBenedet seconded, that the James H. House request <br />for division of lot at 1895 Gluek Lane be approved with the <br />condition that the staff review final drainage plans. <br /> <br />Roll Call, Ayes: Stokes, DeBenedet, Goedeke, Moeller, Berry, <br />Maschka, and Johnson. <br />Nays: None. <br /> <br />Other Business <br /> <br />Application of B-6 Office Park Zone to the area west of 35W <br />Dahlgren discussed the ordinance that had been formulated at the <br />previous Planning Commission meeting, and the excellent input <br />that the City had received from the property owners. Dahlgren <br />utilized the map to point out the areas that were going to be <br />rezoned, which essentially included all of the Rosewood parcels <br />on 36, and the parcels north on 35W up to and including Johnson <br />Florists. <br /> <br />Jimmy Nichols, from Ryder, stated he was concerned that if they <br />try to market the property earlier, that there could be a <br />difficulty in finding a user for the facility. Dahlgren pointed <br />out that Ryder could continue to use the area for trucking, and <br />that it could be expanded as long as the use remained the same. <br /> <br />Johnson proceeded to enter into the record support for the <br />rezoning from the Ettinger Company. <br /> <br />Dave Berg, from Glacier, stated his support for the rezoning. <br /> <br />Berry moved, DeBenedet seconded that the areas west of 35W be <br />rezoned from B-4 to B-6. (This rezoning includes the Rosewood, <br />Glacier, Union Carbide, Space Center, Twin City Freight, Ryder, <br />and Johnson Florist parcels.) <br /> <br />Roll Call, Ayes: Stokes, DeBenedet, Goedeke, Moeller, Berry, <br />Maschka, and Johnson. <br />Nays: None. <br />
