<br />Roseville Planning Commission Minutes Page 3 <br />June 3, 1987 <br /> <br />DeBenedet moved, Moeller seconded, that Kayo Oil Company's <br />request for rezoning at 1583 County Road C be approved. <br /> <br />Discussion <br />Johnson stated that she was not convinced that this is the most <br />appropriate use for an area that is expecting major redevelop- <br />ment. She stated that this could possibly become a redevelopment <br />district. <br /> <br />Berry asked what the impact was on the present zoning. <br />replied that the current gas station could stay where it <br />so desired. <br /> <br />Johnson <br />is, if <br /> <br />Goedeke stated, in his opinion, this development is the lesser of <br />a number of evils that could occur on the site. <br /> <br />DeBenedet stated that there is a possibility that a larger devel- <br />opment in the area could potentially include a similar free <br />standing gas station on this particular site. <br /> <br />Goedeke asked how the service road will change, and how this <br />would open up the respective land in the area for development. <br />Dahlgren proceeded to discuss the new alignment and pointed out <br />how the parcels would eventually take shape. He also pointed out <br />the concern to continually provide visibility for Byerly's. <br /> <br />Goedeke stated Midway Ford is also concerned about visibility in <br />the area. <br /> <br />Janisch <br />frontage <br /> <br />discussed <br />road. <br /> <br />the <br /> <br />turn back process with <br /> <br />respect <br /> <br />to <br /> <br />the <br /> <br />Waldron proceeded to discuss and clarify the different types of <br />redevelopment districts that could be placed on the parcel. <br /> <br />Roll Call, Ayes: Stokes, DeBenedet, Goedeke, Moeller, Berry, <br />Maschka <br />Nays: Johnson. <br /> <br />DeBenedet moved, Goedeke seconded, that <br />request for Special Use Permit and variance <br />C be approved with the following conditions: <br /> <br />Kayo Oil Company's <br />at 1583 County Road <br /> <br />1. That thirty feet of right-of-way be dedicated on County Road C. <br /> <br />2. That there be a provision of a new sewer easement, and that <br />said sewer construction be completed according to City speci- <br />fications. The applicant shall furnish the City reproducible <br />as builts upon completion. <br /> <br />3. That a concrete sidewalk be constructed on the contiguous <br />public right-of-way, subject to staff review, and/or place- <br />ment of funds in escrow for sidewalk requirements. <br /> <br />4. That staff approve final landscape plan, with larger trees <br />required. <br />
