Discussion Johnson stated that she was not convinced that this is the most appropriate use for an area that is expecting major redevelop- ment. She stated that this could possibly become a redevelopment district. Berry asked what the impact was on the present zoning. replied that the current gas station could stay where it so desired. Johnson is, if Goedeke stated, in his opinion, this development is the lesser of a number of evils that could occur on the site. DeBenedet stated that there is a possibility that a larger devel- opment in the area could potentially include a similar free standing gas station on this particular site. Goedeke asked how the service road will change, and how this would open up the respective land in the area for development. Dahlgren proceeded to discuss the new alignment and pointed out how the parcels would eventually take shape. He also pointed out the concern to continually provide visibility for Byerly's. Goedeke stated Midway Ford is also concerned about visibility in the area. Janisch frontage discussed road. the turn back process with respect to the Waldron proceeded to discuss and clarify the different types of redevelopment districts that could be placed on the parcel. Roll Call, Ayes: Stokes, DeBenedet, Goedeke, Moeller, Berry, Maschka Nays: Johnson. DeBenedet moved, Goedeke seconded, that request for Special Use Permit and variance C be approved with the following conditions: Kayo Oil Company's at 1583 County Road 1. That thirty feet of right-of-way be dedicated on County Road C. 2. That there be a provision of a new sewer easement, and that said sewer construction be completed according to City speci- fications. The applicant shall furnish the City reproducible as builts upon completion. 3. That a concrete sidewalk be constructed on the contiguous public right-of-way, subject to staff review, and/or place- ment of funds in escrow for sidewalk requirements. 4. That staff approve final landscape plan, with larger trees required.
