That the parapet height be increased to cover the mechanical <br />systems on the roof. <br /> <br />Roll Call, Ayes: Stokes, DeBenedet, Goedeke, Moeller, Berry, <br />Maschka, and Johnson. <br />Nays: None. <br /> <br />Planning File 1743 <br />Marvin Lundquist request for Special Use Permit and variance to <br />the zoning ordinance at 1331 Larpenteur Avenue. <br /> <br />Presentation <br />Dahlgren pointed out that the applicant is requesting to build an <br />eight foot fence versus the four foot fence, which allowed in the <br />ordinance. Dahlgren stated this application was delayed because <br />of the dedication and landscaping requirements that had not been <br />completed. <br /> <br />Mr. Lundquist stated that the owner was working on the easement <br />documents, and the landscaping is completed. Janisch pointed out <br />that the landscaping is not completely finished, and that the sod <br />has not been placed, and trees and bushes still must be planted. <br />Janisch stated that the owner has the easement, but had not <br />returned it to the City at the time of the meeting. <br /> <br />Maschka asked if the storage area would be on a concrete pad. <br />Lundquist replied that it would be in crushed rock. <br /> <br />Goedeke asked if Lundquist had talked to the neighbors. <br />Lundquist replied that he had talked to his neighbor, who stated <br />his concerns. It was Lundquist's opinion that if the neighbor <br />did have substantial concerns, he should show up at the meeting <br />and be heard. <br /> <br />Resident on Belmont Lane asked as to whether the tires are a fire <br />hazard. Lundquist replied that they were not any more of a <br />hazard than those stored in the building, and that tires are not <br />very combustible. <br /> <br />Berry stated her concern that the documents were still not in. <br />Moeller stated that this could be a condition of the approval. <br />
