Roseville Planning Commission Minutes
June 3, 1987

Page 5

DeBenedet stated his concern that the items that were
at the previous Planning Commission meeting were not
and stated that something should be done to ensure
items were completed before the appropriate approvals
coming.

requested
completed,
that these
were forth-

Dahlgren stated that conditions can be placed on a variance, and
that it was proper in this case.

Johnson stated that the permit should not be issued until these
items were completed.

Stokes stated that, in his opinion, the Commission should stop
hassling businesses, and simply put a year's time frame on the
variance, that would expire if the appropriate items were not
completed.

Johnson stated it was her preference that the fence not be built
until the issue is resolved.

Berry moved, Goedeke seconded, approval Marvin Lundquist request
for Special Use Permit and variance to the zoning ordinance at
1331 Larpenteur Avenue, with the following conditions:

1. That the permit not be issued until the right-of-way dedica-
tion and landscape requirements are completed.

2. That if Tires Plus ceases operation, the fence must be removed.

Roll Call, Ayes: DeBenedet, Goedeke, Moeller, Berry, Maschka,
and Johnson.
Nays: Stokes.

Planning File 1746
Haider request for front yard and shoreline setback variance at
2790 Victoria Street. (The applicant was previously Mastro
Construction, but the potential buyer, Haider, has requested that
he become the applicant of record.)

Presentation
Dahlgren discussed the proposed home that would require a ten
foot right-of-way on Victoria. This would create a front yard
variance requirement of sixteen feet, as the new lot line would
be sixteen feet from the right-of-way versus the required thirty.
In addition, the shoreline variance and permit are also being
requested; however, those items go directly to the Council for
processing. The proposed setback from the shoreline is thirty-
six feet versus the required seventy-five feet.

Dahlgren pointed out that the proposed alignment does coincide
with the home immediately to the north.

Mr. Hanson, the son-in-law of the owner, stated that this lot is
to be sold to the Haider's, contingent on the variance being
approved.
