Roseville Planning Commission Minutes
September 2, 1987

Page 8

Moeller asked what would happen if Roberts moved. Johnson
replied that the sign would apply only to Roberts building.

Stokes stated that if a sign went up, it shouldn't be a simple
plywood sign, but a very high quality, professional-type sign.

DeBenedet asked again if anyone was present to discuss the appli-
cation, which they were not.

Goedeke stated that he was extremely uncomfortable in estab-
lishing a precedent for additional signs.

Dahlgren pointed out that Roberts currently does have a wall sign
on the south of the building.

Moeller stated his concern with respect to establishing a prece-
dent in this issue, as anyone could proceed to request multiple
pylons.

Stokes moved, Goedeke seconded, that Don Roberts request for sign
variance at 2465 North Fairview Avenue be denied.

Discussion
DeBenedet
precedent
tenant in

stated that he was uncomfortable with the
change even if there was a time limitation,
the future could plead hardship.

potential
as any new

Roll Call, Ayes: Maschka, Berry, Stokes, DeBenedet, Goedeke, and
Moeller.
Nays: Johnson.

Planning File 1790
Peerco Realty request for variance at 2600 and 2580 North Cleve-
land Avenue.

Presentation
Dahlgren proceeded to discuss the area and pointed out that
Peerco has purchased thirteen buildings in the City. Dahlgren
stated that the ditch between the two buildings creates a signi-
ficant problem for the maneuvering of trucks. He stated the
ditch is currently filled in, but Peerco would like to pave it.
This would require a five foot variance on each side with respect
to the required parking setbacks. Dahlgren stated this was a
very reasonable request.

Janisch stated a condition should be applied to this application
which would entail erosion prevention.

Berry moved, DeBenedet seconded, that the Peerco Realty request
for variance at 2600 and 2580 North Cleveland Avenue be approved
with the following condition:

1. That the pipe be constructed with a flared end and other
appropriate erosion mechanisms to be approved by staff.
