<br />Planning Commission Minutes <br />November 4, 1987 <br /> <br />Page 5 <br /> <br />Johnson asked whether the twenty feet limitation was workable. <br />Bixby replied that would be acceptable. <br /> <br />Dahlgren pointed out that the twenty foot area should be "green," <br />and therefore grass would have to be planted in that area during <br />the temporary period. <br /> <br />Johnson asked as to whether the area with the heavy brush <br />coverage would be cleaned up. Bixby replied that it was not part <br />of the proposed project. <br /> <br />DeBenedet moved, Berry seconded, that the M. W. Ettinger Transfer <br />Company request for Special Use Permit at 2360 W. County Road C <br />be approved with the following conditions: <br /> <br />1. That the special use is in place for a maximum of two years. <br /> <br />2. That a twenty foot green strip be created on C, on which <br />trucks cannot park. <br /> <br />3. That the required sidewalk be built, or funds escrowed. <br /> <br />4. That the drainage and grading plans be approved by staff. <br /> <br />5. That the temporary office building be wood sided with a <br />pitched roof. <br /> <br />Roll Call, Ayes: Johnson, Maschka, Berry, Stokes, DeBenedet, <br />Goedeke and Moeller. <br />Nays: None. <br /> <br />Planning File 1802 <br />Roseville Shoppes Limited Partnership request for a variance at <br />1665 West County Road C. <br /> <br />Presentation <br />Dahlgren showed the site, and pointed out the fact that the <br />developers want to put up one ground sign that is thirty feet <br />back from C, but only five feet back from Lincoln Drive, based on <br />the large ponding facility in the area. The developers have <br />asked for a 128 square foot monument sign, which is much smaller <br />than the three pylons that they are normally allowed on this <br />site. <br /> <br />Goedeke asked whether this sign would impact the runoff. Janisch <br />replied that it would not. <br /> <br />DeBenedet stated he was very concerned about handicapped parking <br />in the area--that there was not enough. Chuck Dufresne stated <br />that they are reviewing the possibility with Byerly's in moving <br />some of the handicapped parking areas from the north further <br />south, and hopefully increase the number of spaces by four. <br />
