ROSEVILLE PLANNING COMMISSION

Page # HJ

Wednesday, January 6, 1988

access to the park should be provided through the buffer area.
Dunwell indicated that that's possible. Berry indicated that
additional detail needs to be provided. Dunwell indicated that
they could provide a gate, but that they are restricted by city
ordinance requirements. He indicated that he felt that this was
a detail that could be worked out later. Berry indicated that
there would be a problem with the public using private land.
Dahlgren responded that the post office is public and that the
fence is only necessary along the west edge, and not south of the
post office.

Bakeman inquired as to if any residential alternatives have been
considered for the site. She further indicated that there is
excessive commercial use in the area, and that residential use is
what's needed. Kaufhold responded by saying that the post office
is a sure thing on the site. Bakeman inquired as if they had
signed agreements with the post office, and Kaufhold indicated
no. Bakeman inquired if there was a letter of intent by the post
office. Kaufhold indicated that yes, there was. Dunwell
responded that residential alternatives had not been considered
for the site.

Thorton Gable, 1200 Laurie Road, expressed concerns about
traffic. He indicated that there are existing traffic problems
at the intersection, and that a lot of traffic cuts through the
neighborhood to avoid the intersection. He indicated that it is
difficult to get out onto Lexington Avenue, and that there were
problems making left turns in the area. He indicated that an
additional 2000 cars per day would be generated by this use,
which would add to the existing problems in the area. Bakeman
indicated that she had heard figures of 1000 - 1200 patrons per
day at the post office. Dunwell responded that the figure he had
obtained was for 500 - l000 transactions at the window, but that
this would not necessarily mean 500 - 1000 people at the site
because people may do more than one transaction. Bakeman asked
is the transactions included mail pickup. Dunwell responded that
it only includes indoor transaction.

Berry inquired as if any traffic studies have been done. Dunwell
responded that no study had been done, but that they felt because
the existing post office facility is nearby that there would not
be a great increase in traffic. He also indicated that County
Road B is a four (4) lane road, being used at below it's designed
capacity.

Helen Gross, 1036 W. Burke indicated that traffic levels are
high, and that it is difficult to get onto Lexington Avenue. She
indicated that police will be needed to control traffic in the
area. She indicated that there was already problems with
Bridgemans in the summer, with cars parking allover the
