<br />ROSEVILLE PLANNING COMMISSION <br /> <br />Page # II <br /> <br />Wednesday, January 6, 1988 <br /> <br />neighborhood. Dunwell responded that the Rose Gallery would be <br />an off peak period use, and that parking would be available on <br />that site. <br /> <br />The resident at ll5l Karyl place inquired as to the status of <br />the park, and whether or not the city has agreed to buy it. <br />Dunwell responded that there has been no direct response from the <br />city, and that future council action will be required. The <br />resident at 1151 Karyl place asked about what if the council <br />approves a rezoning, and then the post office does not move <br />forward with there project. Kaufhold responded by saying that he <br />was willing to accept a condition that the rezoning applied to <br />the post office only, and that if it falls through, any other <br />proposal would have to go back to the planning commission for <br />approval. Dahlgren responded that in zoning, a use is either <br />appropriate or not appropriate. Once a property is rezoned, <br />whatever is permitted in that district can go on that particular <br />property. Dahlgren also indicated that the city has the right to <br />mutually agree with an owner concerning the development of a <br />site. The city and the owner can enter into a agreement which <br />specifies use of a site. <br /> <br />An unknown resident inquired if the commission can legally <br />consider an item that is mute. Because the post office is <br />forbidden to build, this particular issue could be considered <br />mute. <br /> <br />Berry responded by saying that she did not believe it was mute, <br />because no official announcement had been received. Waldron <br />responded that he believed the planning commission could vote on <br />the issue, but may want to delay action until more information is <br />received. <br /> <br />Kaufhold indicated that they would wait for the post office to <br />move ahead and reiterated his willingness to have a restriction <br />limiting the use to a post office. <br /> <br />Dave Jaehne, ll7l Eldridoe Avenue, inquired what the plan would <br />be if the post office does not go through. Kaufhold responded <br />that it will go through, and that there are no alternative plans <br />at this time. He indicated that again, he needs to get through <br />the city rezoning process before financing can be arranged to <br />allow the post office to continue with their process. He <br />indicated that the bank would be willing to wait a year or two if <br />the project is delayed. Stokes inquired whether the owner would <br />be willing to accept a B-1 zoning on the property. Kaufhold <br />indicated that he would, but it would effect the price he would <br />need to get for the park land because it would reduce the amount <br />the post office would pay for the site.
