Janisch responded that the curb cut on B should line up <br />wi th Burke avenue. Dunwell indicated that this shouldn't be a <br />problem, that they could move it to line up with Burke Avenue. <br />DeBenedet asked if they have agreed on a price with the post <br />off ice. Kaufhold responded that they have submitted an offer, <br />but that the post office would not respond until after <br />appraisals are done, which cannot be completed until after the <br />rezoning process is complete. He indicated that he was confident <br />that they would reach an agreement. <br /> <br />DeBenedet asked what the site would be appraised at. Kaufhold <br />responded that he wouldn't want to say, and that the post office <br />would not make such information publ ic . DeBenedet then ask ed <br />Dahlgren what the typical sale price of commercial property is in <br />Roseville. Dahlgren responded that good commercial locations <br />sell for about 10 dollars per sq. ft. Kaufhold responded that <br />they were hoping for about 6 dollars per sq. ft. <br /> <br />Stokes indicated he had mixed feelings about the proposal. It <br />seems like a workable plan, but there are a number of questions <br />to be answered. <br /> <br />DeBenedet inquired if the plan includes the required easement <br />dedications along County Rd. B and Lexington Avenue. Dunwell <br />responded that yes, it did. <br /> <br />Mary Bakeman, ll78 W. County Rd. B asked Dahlgren how much <br />property is zoned commercial on the other three corners of the <br />intersection. She indicated that it appeared that the amount of <br />commercial being proposed is larger than the amount of commercial <br />on the other three corners. Dahlgren outlined the commercial <br />zoning on the other three corners. Bakeman indicated that the <br />amount of commercial zoning being proposed equals the total of <br />the amount of other commercial zoning in the area. <br /> <br />Bakeman asked Dunwell about the buffer along the west end of the <br />property, indicating that she had a concern with truck noise. <br />Dunwell responded by indicating that city ordinance would require <br />that a fence and 10 ft. landscape buffer be provided along that <br />edge, and that is what they would provide. <br /> <br />Bakeman asked what kind of access would be provided to the park <br />from the North. Dunwell responded that it would be the same as <br />the existing access. <br /> <br />Bakeman inquired if there would be any access to the park from <br />the west, Dunwell responded by saying that access has not been <br />shown, that a fence is required, and there would be private <br />property on the other side of the fence.
