ROSEVILLE PLANNING COMMISSION

Page #9

Wednesday, January 6, 1988

DeBenedet inquired as to what staff thoughts on the driveway
location. Janisch responded that the curb cut on B should line up
wi th Burke avenue. Dunwell indicated that this shouldn't be a
problem, that they could move it to line up with Burke Avenue.
DeBenedet asked if they have agreed on a price with the post
off ice. Kaufhold responded that they have submitted an offer,
but that the post office would not respond until after
appraisals are done, which cannot be completed until after the
rezoning process is complete. He indicated that he was confident
that they would reach an agreement.

DeBenedet asked what the site would be appraised at. Kaufhold
responded that he wouldn't want to say, and that the post office
would not make such information publ ic . DeBenedet then ask ed
Dahlgren what the typical sale price of commercial property is in
Roseville. Dahlgren responded that good commercial locations
sell for about 10 dollars per sq. ft. Kaufhold responded that
they were hoping for about 6 dollars per sq. ft.

Stokes indicated he had mixed feelings about the proposal. It
seems like a workable plan, but there are a number of questions
to be answered.

DeBenedet inquired if the plan includes the required easement
dedications along County Rd. B and Lexington Avenue. Dunwell
responded that yes, it did.

Mary Bakeman, ll78 W. County Rd. B asked Dahlgren how much
property is zoned commercial on the other three corners of the
intersection. She indicated that it appeared that the amount of
commercial being proposed is larger than the amount of commercial
on the other three corners. Dahlgren outlined the commercial
zoning on the other three corners. Bakeman indicated that the
amount of commercial zoning being proposed equals the total of
the amount of other commercial zoning in the area.

Bakeman asked Dunwell about the buffer along the west end of the
property, indicating that she had a concern with truck noise.
Dunwell responded by indicating that city ordinance would require
that a fence and 10 ft. landscape buffer be provided along that
edge, and that is what they would provide.

Bakeman asked what kind of access would be provided to the park
from the North. Dunwell responded that it would be the same as
the existing access.

Bakeman inquired if there would be any access to the park from
the west, Dunwell responded by saying that access has not been
shown, that a fence is required, and there would be private
property on the other side of the fence. Bakeman responded that
