Dahlgren responded that the B-1 <br />district permitted uses include office, medical, clubs and <br />institutional type uses, \vhile the B-2 district permits a much <br />wider range of uses including retail, restaurants, plus the uses <br />permitted in the B-1 district. <br /> <br />Stokes indicated that with the post office development being two <br />years down the line, would it be possible to rezone the site B-1 <br />now, and then have the city consider a B-2 zoning in the future <br />when the post office is ready. Kaufhold responded that Rose <br />Gallery must be in a B-2 zoning. Kaufhold indicated that he <br />could accept a B-1 zoning to the end of the building, but that <br />the building would have to be B-2. Goedeke indicated a concern <br />that if the post office deal fell through, and the site is zoned <br />B-2, that a retail mall could be developed on the site. Kaufhold <br />indicated that he would accept the restriction, which would <br />require him to come back for city permission for any use other <br />than a post office. He indicated that the post office is 99% <br />sure, that they are desperate for a new site, and that they want <br />to be on that site. They indicated that they were relieved that <br />he had a tenant to occupy the building for two years. <br /> <br />Dahlgren suggested a compromise proposition, whereby the city <br />could rezone the post office site B-1, and amend the ordinance to <br />indicate that a post office is permitted in a B-1 district by <br />special use permit. This would permit school offices to continue <br />to use the structure once it is privately owned and that the post <br />office would come back for a special use permit when they are <br />ready to go. This would allow the city to furthe r rev iew and <br />refine the design of the post office through the use of the <br />special use permit processed. Dahlgren indicated that a post <br />office would not be a problem in a B-1 and in fact there would <br />only be one post office in the city, which would limit the impact <br />of the ordinance change. Kaufhold indicated that he had no <br />objection to this approach, as long as it was clear that a post <br />office would be permitted in a B-1. Miller indicated that this <br />approach would give the planning commission a chance to look at <br />the details of the plan. <br /> <br />Johnson indicated that she still had some concerns about the <br />comprehensive plan changes. <br /> <br />Mrs. Bakeman, 1178 County Road B, indicated that she felt there <br />would be more than 1200 cars per day on the site, and inquired if <br />
