<br />ROSEVILLE PLANNING COMMISSION <br /> <br />page# 3 <br /> <br />Wednesday, March 2, 1988 <br /> <br />Cushman discussed her concerns concerning lack of storage on the <br />site, the standing water in the parking lot, and the location of <br />the truck docks on the front of the store adjacent to County <br />Road B. Cushman pointed out that the remodeling is important and <br />long overdue, but encouraged further consideration of keeping the <br />truck docks on the north end of the building. <br /> <br />Anderson commented that the operations of the store dictate the <br />location of the truck docks, and that they would not work on the <br />north. He pointed out that they are investing twice as much <br />into the remodeling of this store as they have in remodeling <br />other stores. <br /> <br />Dahlgren pointed out that any reconfiguration of the truck dock <br />would usurp parking in the area and that the proposal would seem <br />to be the best solution. Screening would be provided, and the <br />truck dock would be located a considerable distance from County <br />Road B to reduce it's impact. <br /> <br />Moeller proposed that the truck dock area be totally enclosed. <br />Anderson said that this would present technical difficulties such <br />as the handling of exhaust. <br /> <br />Goedeke suggested that a wall be provided along the west side of <br />the truck dock. Russell informed the commission that he felt <br />the proposed solution with screen walls and landscaping provided <br />adequate screening for the truck dock area. Russell also <br />testified that they could extend the island on the south side of <br />the driveway from State Farm Road, to the west and provide <br />continuous screening within that island to better screen the <br />truck docks from County Road B. Russell pointed out that this <br />would create a dead end parking isle, but that this should not be <br />a problem because it was an employee parking area. <br /> <br />Johnson closed the public hearing. <br /> <br />Berry said that while she was pleased with the improvement and <br />added screening, that she had a problem with the fact that the <br />parking lot condition was not being addressed. Johnson <br />suggested that the commission encourage the applicant to <br />resurface the parking lot as part of it's recommendation. Stokes <br />inquired of the applicant as to whether there was a schedule for <br />improving the parking lot. Anderson replied that operations are <br />handled by others in the organization, and that he did not know <br />what the schedule \'lould be. He pointed out that a number of <br />overlays have been done in the parking lot, which have <br />contributed to the problem. He felt that the parking lot would <br />have to be torn up and put back in to correct the problem, which <br />would cost in the range of 500,000 to 750,000 dollars.
