ROSEVILLE PLANNING COMMISSION

Page://: 11

Wednesday, May 4, 1988

Frank Usenik, 2955 West Owasso, inquired what effect the proposal
would have on his sisters property which is adjacent to the site
in question, and indicated concerns that there would be small
buildings constructed which would effect the value of better
homes in the area. Michaels responded that the type of housing
would be as big as others in the area.

usenik indicated a concern that the houses would be close to
neighboring houses. Johnson indicated that there would be 10
foot side yard setback requirements. Michaels replied that
there would be an 82 foot buildable width, and the house that he
is proposing would have a 58 foot width and a 56 foot depth.

Johnson closed the public hearing.

Maschka moved and Goedeke seconded to recommend approval of the
lot division at 818 and 820 Millwood Avenue with the condition
that there be a minimum front yard setback of 40 feet provided on
each of the lots.

Roll call:

Ayes:

Goedeke, Stokes, Maschka, Moeller,
DeBenedet, Berry, Johnson

Nays:

None

Planninq File 1845

Dick Kotoski request for a lot division at 2466 North Dale
Street.

Presentation:

Dahlgren summarized the location and indicated that the proposed
lot sizes were in character with the lot sizes in the area.
Dahlgren suggested that the corner lot be made larger because of
increased setback requirements on corner lots.

Kotoski indicated that he did not oppose the suggestion that the
corner lot be increased to 90 feet.

Berry asked where the driveway for the southern lot on Transit
would be. Kotoski indicated that it would be to Transit and not
to Dale.

Goedeke inquired if there were purchasers for these lots.
Kotoski responded that they had no purchasers for lot A, but they
may have one for lot B.
