<br />ROSEVILLE PLANNING COMMISSION <br /> <br />Paget 11 <br /> <br />Wednesday, August 3, 1988 <br /> <br />Bieza asked what the definition of satisfactory traffic would be. <br />Koski summarized the various service level definitions. <br /> <br />Harvey Engen pointed out that the lots were not really 58 feet, <br />but were 50 feet wide because they were at an angle and <br />questioned what kind of a precedent would be set if the city <br />approved these lots. Johnson responded that is a valid question <br />which needed to be considered. <br /> <br />Harry Marshall, 469 Grandview, questioned the traffic volume <br />figures. Koski summarized the traffic figures. <br /> <br />Gail Westby, 480 Lovell, representing the B-2 Dale Neighborhood <br />Association commented that the higher density housing will <br />de-value adj acent single family properties and that there is <br />sufficient high density housing in the city. <br /> <br />Westby encouraged the commission to carry out the objective of <br />the city's comprehensive plan which calls for carefully reviewing <br />redevelopment of existing uses to ensure that such changes <br />constitute improvement in the environment and a contribution to <br />the quality of life for the citizens of Roseville. <br /> <br />Al Braun, pastor of King of Kings Lutheran Church, <br />at 763 Grandview spoke in favor of the project <br />others in the audience who favored the proj ect. <br />that there would be substantial benefit to the <br />proposed project. <br /> <br />and a resident <br />and introduced <br />Braun stated <br />city from the <br /> <br />Pat Mooney, 445 Minnesota Avenue, testified that the neighborhood <br />is bearing this burden, and that the development will downgrade <br />that area. Mooney stated that the matter should be put to a vote <br />and all people taxed equally. <br /> <br />John Rohdy, pointed out that the project is moving too quickly <br />and that there is time available to wait for a better project. <br />Rohdy stated the city should look at alternatives to get the best <br />alternative on the site. <br /> <br />Gary Lon, 495 Lovell Avenue, presented an alternative plan for <br />the site which included development as single family lots and two <br />family lots. <br /> <br />Rohdy presented a financial analysis of the proposed alternative <br />plan which showed that other development could work on the site. <br />Rohdy pointed out that they are asking for the city to take <br />
