Dahlgren stated that <br />in his opinion the project was not deleterious and would be less <br />massive than the previous proposal. <br /> <br />Johnson stated that in a PUD, the city had the right to control <br />color. Johnson stated that the existing building can't be <br />matched but should have some indication of how the structures <br />might be tied together. <br /> <br />DeBenedet said that there were a number of color options <br />available and that earth tones may not be what current desires <br />are. Dahlgren stated that the Commission could specify what you <br />don't want. <br /> <br />O'Meara stated that he wants to consult his potential buyers <br />before determining color and that it will be something the city <br />would not have a problem with. <br /> <br />Dahlgren stated that the Commission could attach a condition to <br />require the developer to come back to the commission when a <br />color choice is made. O'Meara stated that he was comfortable <br />with that kind of condition. <br /> <br />DeBenedet moved, Maschka seconded to recommend approval of a <br />special use permit for a planned unit development and preliminary <br />plat at 2551 Lexington Avenue with the following conditions: <br /> <br />1. That the cul-de-sac be redesigned in accordance with staff's <br />desires. <br /> <br />2. That 20 foot wide driveways be provided between units 1 and <br />2 and units 3 and 4. <br /> <br />3. That a uniform finish in color be provided subj ect to <br />Planning Commission review and approval in the future. <br /> <br />4 That Rose Place be constructed as a public improvement <br />project. <br /> <br />5. That an additional right of way for the proposed cul-de-sac <br />be provided. <br /> <br />6. That water and sewer lines be tested and proven to be <br />adequate for the project. <br /> <br />7. That final engineering and landscape details be subject to <br />staff approval. <br />
