Johnson said that he was concerned that the Commission wasn't consistently applying standards. DeBenedet stated concern about access for fire equipment and then pointed out problem areas of the site. Nisja stated that he was comfortable with widening the driveways to 20 feet between units 1 and 2 and 3 and 4. Nisja pointed out that the difference in this case from the Dove case was that there is a public street adjacent to these units. DeBenedet expressed concern that they haven't provide the detail that is necessary for a PUD. stokes stated his concern that the development was not consistent with the surrounding neighborhood and that the Planning Commission had recommended denial of the Dove proposal on that basis. Stokes also pointed out that the project is only saleable if Rose Place is built which might face objections from adjacent land owners. Stokes added that the road development should be a condition of the approval of this proj ect. Berry pointed out that it was part of the motion. DeBenedet added that if the public improvement project is not approved by the Council, then the project can't proceed. Berry moved, and Goedeke seconded to recommend approval of a lot division at 2955 West Owasso Boulevard. Stokes asked if any right of way was needed. Keel responded that right of way was not needed.
