ROSEVILLE PLANNING COMMISSION

page# 4

Wednesday, February 1, 1989

will comply with ordinance requirements and that there will be
public restrooms in the tenant spaces but none for the center as
a whole.

Goedeke stated his concern about the large wall signs shown on
the Chiles Restaurant. Goedeke also expressed concern about
having other restaurants on the site.

Johnson asked if there would be neon on the pylon signs. Brown
answered that there would be some thin line neon on the cap of
the pylon signs.

stokes expressed concern about the width and amount of stacking
available at the southeast entrance. Brown replied that the
entrance would taper from Fairview and would be 15 feet at its
narrowest dimension. Brown pointed out that it would be a one
way entrance which would provide stacking for approximately ten
cars.

stokes stated that he had concerns about the amount of stacking
available, especially at Christmas time and asked if the
developers had any feedback from Center Companies. Brown stated
that Center Companies are working on gaining approval from their
tenants on the relocation of the driveway but have no commitment
at this point in time. Brown summarized why stacking should not
be a problem including the one way nature of the road and the
signal timing.

stokes questioned the tenant signage locations and color. Brown
summarized the location size and design of the tenant and anchor
tenant signage. Brown added that each tenant had its own colors
but that they have to be approved by the owner.

Moeller asked for clarification on the restaurant trash
enclosure. Brown testified that the enclosure would be brick
walls 6 to 8 feet high.

Berry asked for clarification of trash enclosures on the shopping
center building. Brown summarized trash enclosure designs.
Berry questioned color of the overhead doors. Brown stated that
a color would be chosen to make the doors blend into the
building.

Berry asked about what landscaping would be provided along the
south end. Brown stated that there would be a 5 foot wide sodded
area.

Berry asked what difference would there be in the Toys R Kids and
Kids R Us stores and the existing Childrens Palace store at
