<br />ROSEVILLE PLANNING COMMISSION <br /> <br />page# 7 <br /> <br />Wednesday, February 1, 1989 <br /> <br />Roll Call: <br /> <br />Ayes: <br /> <br />Moeller, DeBenedet, Berry, Goedeke, <br />Stokes, Maschka, Johnson <br /> <br />Nays: <br /> <br />None <br /> <br />Goedeke moved and DeBenedet seconded to recommend approval of a <br />special use permit for site plan approval and planned unit <br />development with the following conditions: <br /> <br />1. That the landscape plans be reviewed by city staff. <br />2. That the applicant provide a five year landscape bond to <br />ensure proper maintenance of the landscaping. The amount of <br />bond can be reduced if all plant materials are installed. <br />3. That final engineering, grading and drainage plans be <br />reviewed by City staff. <br />4. That the required additional right of way be dedicated along <br />County Road B-2 and along Fairview Avenue. <br />5. That the construction of buildings and the site development <br />be in accordance with the plans submitted to the Planning <br />Commission on February 1, 1989. <br />6. That curbing be provided along the periphery of all parking <br />and access drives. <br />7. That the three ground signs are approved as proposed subject <br />to there being a limit to two pylons signs on the remainder <br />of the site. <br />8. That exterior materials be substantially brick and the <br />accent color be as indicated on the plans presented to the <br />Planning Commission. <br />9. That the material used to screen the roof top mechanical <br />units on the restaurant be of the same material as the <br />exterior of the building. <br />10. That the dumpster for the restaurant be totally enclosed. <br />11. That the monument signs be internally lighted. <br />12. That the restaurant meet all sign ordinance requirements. <br />13. That landscape areas be irrigated. <br />14. That the compactor on the north side of anchor A be screened <br />by a 10 ft. screen wall. The wall material should be <br />tne same as. the exterior materials of the building. <br />15.
