That the curvature of the road be modified to meet city
subdivision standards.

2. That the applicant construct improvements according to plans
and specifications submitted and approved by staff.

3. That the water line be looped according to City standards at
the applicants cost.

Roll Call:

Ayes:

Berry, Goedeke, Maschka, DeBenedet,
Stokes, Johnson

Nays:
Planninq File 1937

None

TCC Centre Company's request for a special use permit for site
plan approval for the expansion of the Rosedale Shopping Center
at 1595 Highway 36.

Presentation

Dahlgren summarized the location history, proposed improvements,
and actions required. Bestrom pointed
out that they are reviewing alternatives and their intent is to
resolve issues on a reasonable basis in a timely manner.

The architect for the project explained the planned improvements
to the center including a total interior update, redevelopment of
the old Dayton's store, parking ramps, new entrances, skylights,
and new gabel glass entrance features. The Architect explained
the model of the proposed parking ramps and pointed out that
there would be three times the typical lighting in the ramp (the
4 foot candle range proposed) and that there would be a high
clearance which would facilitate safety and visibility in the
ramp. The architect showed an example of the proposed exterior
building material for the ramp and showed slides of the
construction currently occurring at Southdale.

Dean Bailey, the landscape architect for the project, summarized
the landscaping improvements including the new planting areas,
