ROSEVILLE PLANNING COMMISSION

Pagel 7

Wednesday, September 6, 1989

Berry said that the Commission might want to tour sites where
compromises have been made such as Tower Glenn and Villa Park
because, in her opinion, those are now problems.

Goedeke stated he would like to know what the agreement with
staff was and that he was uncomfortable with requiring sidewalk
on Fernwood.

Dahlgren stated that there was no agreement but staff thought it
was a good proposal if sidewalk were provided on Larpenteur
Avenue.

Berry stated that 50% improvement automatically requires sidewalk
if not the City could back down on the sidewalk as a trade off
for stuccoing. Berry stated that the City needs standards for
development and that if we yield, then those standards have no
meaning.

Dahlgren pointed out that many of the developers costs are due to
conditions imposed by the City, not by the building improvement.
Dahlgren stated that he is not sure the proposal would exceed 50%
and that the sidewalk on Fernwood was not an important issue with
staff.

Maschka stated that the applicant was blind sided on the sidewalk
issue and that he was troubled by it.

Johnson stated that staff doesn't make agreements, only provide
information and suggestions.

Goedeke asked if the sidewalk is in the motion.
responded that it was.

Johnson

Roll Call:

Ayes:

DeBenedet, Stokes, Berry, Johnson

Nayes:

Wietecki, Goedeke, Maschka

Amdahl stated that the sidewalk requirement was a blind side and
that the only pedestrian issue was access to Dunlap which is
being provided.

Johnson thanked the applicant for the improvements that they had
made from the previous plan.

Planninq File 2002

victor Vik/Gerald Mundt request for a lot division and setback
variances at 476 Woodruff Avenue.
