ROSEVILLE PLANNING COMMISSION

Paget 8

Wednesday, September 6, 1989

Presentation

Dahlgren summarized the site location, historical lot size
requirements, and the proposed lot division.

Keel summarized Engine~ring concerns and pointed out that he did
not have a problem with the drainage proposal in concept, but
that the details would have to be worked out through the building
permit process. Keel added that there would be some assessments
due and that while there were utility mains in the area, there
were no stubs available to service both lots.

Gerald Mundt stated the house designs submitted were schematic
only and that each of the homes would be custom designed for a
specific user. Mundt said that the drainage in the area goes off
the site. Mundt pointed out that scrub trees would be removed
because grading work and added that they would work with
neighbors to clean up the ravine to make it safer for children in
the area. Mundt stated that victor vik is the owner of the
property and has owned the property since the 50's and it is now
time to develop them.

Maschka asked if he had considered keeping the lots together and
building just one house. Mundt replied that the sites were
purchased as two sites and the development would be in character
with the area.

Maschka asked how much fill would be required. Mundt replied
that, not too much fill is needed, only to the bottom elevation
of the walk out. Mundt pointed out that they are at their
schematic design stage and the exact details would have to be
worked out later.

Johnson stated that fill was not the issue but that the impact on
drainage in the area was the real issue.

Berry questioned if the ravine was a public easement. Keel
responded that the City does not have an easement in that area.

Berry asked if the
additional property.

developer had
Mundt replied no.

any

plans

to

purchase

DeBenedet asked if he owned other lots. Mundt replied yes, but
not contiguous to the site in question.

Berry asked if any additional right-of-way would be required.
Keel replied no.
