<br />ROSEVILLE PLANNING COMMISSION <br /> <br />Paget 8 <br /> <br />Wednesday, September 6, 1989 <br /> <br />Presentation <br /> <br />Dahlgren summarized the site location, historical lot size <br />requirements, and the proposed lot division. <br /> <br />Keel summarized Engine~ring concerns and pointed out that he did <br />not have a problem with the drainage proposal in concept, but <br />that the details would have to be worked out through the building <br />permit process. Keel added that there would be some assessments <br />due and that while there were utility mains in the area, there <br />were no stubs available to service both lots. <br /> <br />Gerald Mundt stated the house designs submitted were schematic <br />only and that each of the homes would be custom designed for a <br />specific user. Mundt said that the drainage in the area goes off <br />the site. Mundt pointed out that scrub trees would be removed <br />because grading work and added that they would work with <br />neighbors to clean up the ravine to make it safer for children in <br />the area. Mundt stated that victor vik is the owner of the <br />property and has owned the property since the 50's and it is now <br />time to develop them. <br /> <br />Maschka asked if he had considered keeping the lots together and <br />building just one house. Mundt replied that the sites were <br />purchased as two sites and the development would be in character <br />with the area. <br /> <br />Maschka asked how much fill would be required. Mundt replied <br />that, not too much fill is needed, only to the bottom elevation <br />of the walk out. Mundt pointed out that they are at their <br />schematic design stage and the exact details would have to be <br />worked out later. <br /> <br />Johnson stated that fill was not the issue but that the impact on <br />drainage in the area was the real issue. <br /> <br />Berry questioned if the ravine was a public easement. Keel <br />responded that the City does not have an easement in that area. <br /> <br />Berry asked if the <br />additional property. <br /> <br />developer had <br />Mundt replied no. <br /> <br />any <br /> <br />plans <br /> <br />to <br /> <br />purchase <br /> <br />DeBenedet asked if he owned other lots. Mundt replied yes, but <br />not contiguous to the site in question. <br /> <br />Berry asked if any additional right-of-way would be required. <br />Keel replied no. <br />
