ROSEVILLE PLANNING COMMISSION

Pagef14

Wednesday, November 1, 1989

Goedeke stated that the structure would be a large building about
the size of a house. Goodsla pointed out that it would be a
plain building but not a cheap building. Goodsla indicated that
they have worked diligently in other areas to fit into the area
and that they could do alternative designs. Dahlgren pointed out
that the structure is only 576 sq. feet, about the size of a
garage. Goedeke replied that he would feel differently about a
building of that size.

Goodsla pointed out that the building has to be brick. Johnson
replied that brick is the preferred material.

stokes said that he does not like the metal roof and I asked if a
metal cedar shake roof or more decorative design could be
considered.

Johnson suggested that the applicant come to the Council with
different roof designs.

Dahlgren pointed out to the Commission that the narrative says
that it would be a 30x40 building. Goodsla added that their
change in technology has resulted in the change of the design of
the building and the actual size would be 18x32.

Dahlgren asked what the applicant's intent was in terms of
disposing of the above portions of the site to the adjacent
property owners. Goodsla stated that they are working with the
adjacent property owners and are ready to pass the property to
them by quit claim deed.

Dahlgren pointed out that this conveyance of property can be done
administratively because no new development sites are being
created.

Johnson closed the public hearing.

DeBenedet moved and Berry seconded to recommend approval of u.s.
West request for a special use permit at 2595 Cleveland Avenue
with the following conditions:

1. That the Public Works Department develop a recommendation
for the City council concerning street needs at the
northeast corner of the site.

2. That the applicant provide additional drawings on roof
treatments.
