ROSEVILLE PLANNING COMMISSION

Page' 3

Wednesday, January 3, 1990

Roll Call:

Ayes:

DeBenedet, Goedeke, wietecki, Berry,
Johnson

Nays:
Planning File 2046

None

Roseville Properties request for rezoning from I-I Industrial to
B-4 Retail Office Service District, variance to amount of
required parking and variance to pylon sign area.

Presentation

Dahlgren summarized the site location, history and proposed sign
variance. Dahlgren outlined the Commission's concerns from the
previous meeting.

Dahlgren stated that the applicants want to build one sign of 200
square feet instead of two signs of 100 square feet which is the
current sign requirements.

Daniel Commers, President of Roseville Properties introduced
Juris Curiskis who presented drawings of the proposal.

DeBenedet questioned if the additional right-of-way dedication
was filed.

Keel explained that it had not. Keel stated that the applicant
has agreed to dedicate the additional right-of-way.

DeBenedet stated that the direction of the Commission at the
previous meeting was that the dedication occur prior to further
consideration of the proposal by the Commission.

Commers said they do not have a problem with dedicating the
additional right-of-way.

Johnson suggested that dedication should be completed within the
two week period between the Planning Commission meeting and the
City Council meeting.

DeBenedet stated that he would go along with this solution.
Berry commented that this was something that should have been
done long ago.

Curiskis presented current renovation plans concerning
landscaping, backside of building (loading areas), trash
collection, and lighting for parking lot (0.9 foot candles
designed to match the lighting of the building to the north).
