ROSEVILLE PLANNING COMMISSION

page# 6

Wednesday, March 7, 1990

no cement islands but the plan does meet the 3% landscaping
requirement for parking areas.

Anderson reviewed the plan which included the existing facility
and the addition to the existing building and new parking area.

Keel commented on the piecemeal sidewalk. Keel requested that
they either build the whole thing or put the money in an escrow
account.

Rosene stated that an escrow account would be fine but believes
the construction of the sidewalk would be a waste of money.

stokes questioned if the entire 4 lots are zoned B-4. stokes
asked if the 2 houses are rented and if they intend to continue
this use. stokes questioned if BRA has a long range plan for
these 2 residential lots.

DeBenedet commented that he was uncertain about what was said
about the landscaping of the parking lot. DeBenedet questioned
the location of the landscaping.

Dahlgren replied that the landscaping 3% is counted within the
periphery of the curbing that borders the lot.

Rosene commented that they are spending a lot of money on the
landscaping and do not want to put in center islands. Rosene
stated that they respectively request the exclusion of concrete
islands.

Johnson stated that the amount of landscaping is not negotiable,
but is required.

DeBenedet questioned what lighting would be provided on the site.

Rosene replied that no lighting has been proposed yet but they do
not want poles in the middle of the lot.

DeBenedet commented that the parking stalls seem narrow and
questioned the dimensions.

Rosene replied that the diagonal stalls are 8-1/2 feet and others
are 9 feet.

Dahlgren stated that 50% of the parking stalls can be designated
for compact cars only but the remaining parking stalls must be at
least 9 feet wide.

Rosene stated that all the new parking stalls are 9 feet wide.
