<br />ROSEVILLE PLANNING COMMISSION <br /> <br />page# 9 <br /> <br />Wednesday, March 7, 1990 <br /> <br />Roll Call: <br /> <br />Ayes: <br /> <br />DeBenedet, Stokes, Goedeke, Berry, <br />Johnson <br /> <br />Nayes: <br /> <br />None <br /> <br />Planninq File 1990 <br /> <br />Ashland Oil request for rear yard setback parking setback and <br />number of parking stall variances at 1925 Lexington Avenue. <br /> <br />Jopke stated that denial was recommended last month because of <br />boundary disputes but that the Council has referred the matter <br />back to the Planning Commission. <br /> <br />Presentation <br /> <br />Dahlgren reviewed location, history, and the proposed project. <br />Dahlgren commented that the business' main concern was to provide <br />more room to exit from the rear garage doors. Dahlgren stated <br />that the business proposes to transfer 4 feet of land on the west <br />boundary and 4 feet of their land on the north boundary to the <br />adjacent property owners. <br /> <br />Dahlgren stated that there is nothing in writing from the <br />adjacent property owner. <br /> <br />Bob Mikulak, representative for Ashland Oil was present. <br />stated that the 2 attorneys have come to an agreement. <br />oil is required to construct a fence behind the adjacent <br />owner's garage on the north property line. <br /> <br />Mikulak <br />Ashland <br />property <br /> <br />stokes commented that it is very awkward to use the exit on the <br />southern end at its present location. <br /> <br />Stokes questioned why the exit is not in line with the traffic <br />flow from the rear garage doors. <br /> <br />Mikulak replied that it would inhibit the amount of required <br />parking. <br /> <br />stokes questioned if all three bays would have a drive through. <br />Mikulak replied that all three bays would be drive through. <br /> <br />Goedeke questioned the number of parking stalls. <br /> <br />Mikulak responded that there would be 13 parking stalls provided. <br /> <br />Dahlgren stated that there should be no problem in moving the <br />parking from the west and moving the exit further to the west. <br />
