Commers replied that there will be signage on the <br />building. Commers added that they are working with an architect <br />on signage for the building so it will improve the building's <br />appearance. <br /> <br />Johnson closed the public hearing. <br /> <br />MOTION <br /> <br />Goedeke moved and wietecki seconded to approve the sign size and <br />setback with the condition that no other pylon sign be built on <br />the property. <br /> <br />Roll Call: <br /> <br />Ayes: <br /> <br />Berry, Goedeke, <br />Wietecki, Johnson <br /> <br />stokes, <br /> <br />Roberts, <br /> <br />Nayes: <br /> <br />None <br /> <br />Planning File 1990 <br /> <br />Ashland oil request for rear yard setback, parking setback, and <br />number of parking stall variances at 1925 Lexington Avenue. <br /> <br />Presentation <br /> <br />Dahlgren summarized the location and history of the proposed <br />variances. Dahlgren commented that the business' main concern is <br />to provide more room to exit from the rear garage doors. <br />Dahlgren stated that the business proposes to transfer 4 feet of <br />land on the west boundary and 4 feet of their land on the north <br />boundary to the adj acent property owners. Dahlgren commented <br />that the required parking setback is 5 feet and the proposed <br />variance would allow them a setback of 0 feet. Dahlgren added <br />that no new site plan has been submitted by the applicant. <br /> <br />Jopke commented on the concerns by the Commission at the previous <br />meeting including the need for written agreement from adjacent <br />property owners and the dedication of 16 feet along Lexington <br />Avenue. <br /> <br />Bob Mikulak, representative for Ashland oil was present. Mikulak <br />stated that a written agreement had been made with the adjacent <br />property owner and he submitted a copy to the Planning <br />Commission. He stated that there would be a concrete 3 wall <br />trash enclosure with a gate. He also commented that the soil <br />monitoring system on the site inhibits a new location of the <br />driveway. <br />
