ROSEVILLE PLANNING COMMISSION

Paget 2

Wednesday, June 6, 1990

DeBenedet pointed out that the handicap parking stalls should be
at least 12 feet wide. Schwalbach responded that the handicap
space will be 12 feet and that the area will be restriped if a
special use permit is approved.

Berry questioned if the proposal would conform to parking
requirements. Schwalbach answered that there were originally 17
parking spaces approved and that there would be 17 parking stalls
provided. Schwalbach added that over 450 people signed a
peti tion supporting his proposal and many stated they wondered
why there was a problem with the city.

Johnson stated that the City is not here to be a problem but that
the Commission was working to find a solution that would work for
both the applicant and the city.

Goedeke stated that he was comfortable with the proposal and that
Mr. Schwalbach runs a neat and uncluttered operation.

Johnson stated that she was comfortable with the new proposal and
glad that an additional thirty days had been taken to resolve the
issues.

Johnson closed the public hearing.

MOTION

wietecki moved and Goedeke seconded to recommend approval of
North Heights Hardware Inc. request for a Special Use Permit for
the outside storage and merchandising at 2611 Rice Street with
the following conditions:

1. That outside merchandising and display be conducted as shown
on the approved plan.

2. That merchandise stored outside be consistent with that
listed in the letter from the applicant dated May 29, 1990.

Berry stated that she wanted the record to reflect that she was
troubled by the lack of code enforcement of previous conditions.
She stated that this was another case of failure by the City and
that the lack of landscaped area to the front is the first thing
you see when you come to this site.

Johnson stated that this would be taken care of as noted in the
staff discussion.

Roll Call:

Ayes:

Stokes, Roberts, DeBenedet, Wietecki,
Berry, Goedeke, Johnson
