County Road C <br />until the regular July Planning Commission meeting. <br /> <br />Roll Call: <br /> <br />Ayes: <br /> <br />stokes, Roberts, DeBenedet, Wietecki, <br />Berry, Goedeke, Johnson <br /> <br />Nayes: <br /> <br />None <br /> <br />Planninq File 2070 <br /> <br />Dominion Group Inc. request for a special use permit at 2231 Rice <br />street. <br /> <br />Presentation <br /> <br />Shardlow <br />changes <br />Shardlow <br />concerns. <br /> <br />summarized the proposed apartment project and the <br />from the previous proposal approved on the site. <br />highlighted the driveway and landscape changes and <br /> <br />Keel presented the utility concerns. Keel highlighted the <br />schedule for the permits on Rice street by the state and <br />summarized the studies that are being completed concerning the <br />water pressure issues in the area. <br /> <br />Armand Brachman highlighted the background of the firm and <br />described other projects with the firm has done in the area. <br />Brachman stated that they had conducted a neighborhood meeting <br />and stated that they are willing, as a condition of the special <br />use permit, to not have access to Marion street, that they will <br />try to maintain the mature oaks on the site and will work with <br />the neighbors to plant additional trees as necessary. Brachman <br />said that they will be providing the additional access to <br />Minnesota street to meet the state concerns. Brachman added that <br />the exterior of the building will be brick and that their company <br />stresses quality finish on both the exterior and interior. <br /> <br />Goedeke questioned if they had any concern about the grades on <br />the access to Minnesota street. Brachman responded that they <br />were not concerned. <br /> <br />Keel stated that City staff had looked at the grades originally <br />and have some concern about their being snow and ice problems in <br />the winter. <br /> <br />Goedeke questioned if there would be any landscaping adjacent to <br />the road. Brachman replied that there will be landscaping and <br />the road will be properly maintained to prevent any problems. <br />
