The lot meets all of the <br />city's standards for lot size and setback requirements and <br />approval is consistent with city policy to consider this type of <br />rezoning. <br /> <br />Keel stated that there is a $460 sewer assessment and that the <br />driveway would have to be modified to meet City code <br />requirements. <br /> <br />Kettler stated that he has been a builder since 1979 and has <br />constructed this type of home in Shoreview with good results. <br />The building will be slab on grade, meaning no steps and no <br />basement. He stated that the target market is the elderly and <br />handicapped and the market value is $105,000 to $110,000. <br />Kettler stated that they would be owner occupied uni ts with <br />separate titles for each unit. <br /> <br />Johnson questioned the exterior. Kettler stated that it would be <br />aluminum siding. <br /> <br />Goedeke stated that he hope the trees would be saved, especially <br />an old cottonwood. Kettler commented that they try to save as <br />many trees as possible since they are a big selling point. <br />Kettler said that the driveway would be landscaped down the <br />middle. Keel stated that they would have to apply for a minor <br />variance in order to accomplish that. <br /> <br />Shardlow questioned whether the lot would be subdivided. Kettler <br />stated that they would. Jopke stated that this could be done <br />administratively. <br /> <br />George Edwards, 1032 Parker, questioned whether there were any <br />assurances that someone doesn't buy the units with the purpose of <br />renting them out. Kettler stated there were no assurances but <br />that they would be marketed as owner occupied and that there were <br />no assurances that someone won't rent out any home in the <br />neighborhood. <br /> <br />stokes questioned whether the lot needed to be rezoned if there <br />would be two legal titles.
