Shardlow stated that since <br />proposed signs were not included in the original plan, a special <br />use permit is needed for site plan approval. Shardlow stated <br />that the proposed new ordinance states that a monument sign can <br />have 1/2 the normally required setback if the size of a pylon <br />sign is half of what is normally required. There would also be <br />an eight foot height 1 imi t. As presented in P. U . D. ordinance, <br />three signs are allowed on this site. Tanurb is asking to trade <br />1 pylon sign for 2 monument signs and will have 2 pylon signs and <br />2 monument signs. Shardlow stated that Rosedale Marketplace <br />Shopping Center has 2 pylon signs and 3 monument signs. Shardlow <br />stated that the Commission should evaluate this request based on <br />the impact on the site. Shardlow stated that the new sign <br />ordinance and P.U.D. ordinances would help in issues like this. <br /> <br />Mr. Ross, representing Tanurb, stated that the new monument signs <br />at Rosedale Marketplace brought upon this request. Ross stated <br />that the signs would add to the aesthetics of the shopping area. <br /> <br />Johnson asked whether the pylon signs would change. <br />that they may be changed to identify tenants. <br />whether the color scheme of the pylon signs would <br />stated that he did not anticipate that they would <br />would remain backlit with white lettering. <br /> <br />Ross replied <br />Johnson asked <br />change. Ross replied that there <br />isn't a need for them but to add aesthetically to the shopping <br />center and to allow for flexibility in the pylon signs. <br /> <br />Goedeke questioned whether the applicant had considered taking <br />down the pylon signs which would improve the look of the area. <br />Ross replied that the addition of monument signs would improve <br />the aesthetics of the area and that legally he is unsure if they <br />can remove signs due to tenant considerations. <br /> <br />Johnson stated that she would like to see the design and color of <br />pylons signs and that she shares Goedeke's concerns. Ross <br />replied that in order to make changes they would have to submit <br />plans to the City. <br /> <br />Shardlow stated that a special use permit allows the city to put <br />condi tions on a request. The city can continue a request with <br />the stipulation that the applicant come back with sign designs. <br /> <br />Ross stated that he was applying for monument signs not pylon <br />signs. Johnson replied that without design conditions they can't <br />control pylon sign design. <br />
