<br />ROSEVILLE PLANNING COMMISSION <br />Wednesday February 13, 1991 <br /> <br />Page 2 <br /> <br />Keel highlighted engineering concerns. <br /> <br />A representative from Systems Control stated that they are <br />available to answer any questions which the Commission might <br />have. <br /> <br />stokes questioned if the total land area would be building and <br />pavement. <br /> <br />stan Krzywicki from Systems Control explained the landscape <br />plan. <br /> <br />stokes questioned how the applicant came up with the proposed lot <br />configuration. Krzywicki explained the history of the site and <br />why the lots have been configured in their present form. <br /> <br />stokes questioned the ownership of the site. Krzywicki <br />explained the ownership and how liens on the property are in the <br />process of being removed. <br /> <br />Goedeke asked who would own the outlot. Krzywicki answered that <br />Systems Control would own the outlot but would sell it to <br />somebody else for development as soon as possible. Krzywicki <br />pointed out that the only way they could purchase the site is if <br />they purchased the whole parcel. <br /> <br />Goedeke pointed out that there is a considerable number of <br />containers on the outlot and questioned if anything would be done <br />with those in the mean time. Krzywicki replied that, in <br />accordance with their agreement, the containers would be removed <br />upon notice from Systems Control. <br /> <br />Berry questioned how the applicant will address <br />concerning the design of the trash enclosures. <br />answered that they will enclose the structure totally. <br /> <br />questions <br />Krzywicki <br /> <br />Roberts asked if traffic studies have been done for this type of <br />use. Krzywicki responded that he was not sure of the exact <br />number, but that he believed that this use generates the same <br />traffic volume as a medium size McDonald's restaurant. <br /> <br />Roberts asked if staff had studied the proposed traffic flow. <br />Keel replied that staff had looked at the flow and determined <br />that there would be a safe intersection with County Road C. Keel <br />also indicated that staff has relied on the applicant's assurance <br />that there would be proper vehicle queuing on the site. <br /> <br />Krzywicki pointed out that an air quality study had been done <br />which showed that there would be no adverse impact from traffic <br />in the area. <br />
