<br />ROSEVILLE PLANNING COMMISSION <br />Wednesday March 13, 1991 <br /> <br />might slow down permanent redevelopment of the site. Goedeke <br />also stated his concerns about contamination, truck parking and <br />noise from repair after 12:00 midnight in emergency situations. <br /> <br />Page 8 <br /> <br />Johnson stated that there were other locations in the City more <br />appropriate for this use including many vacancies and warehouses. <br />Gensmer replied that the facility was made for this particular <br />use with appropriate door heights and pits. Gensmer said that <br />they have been looking and haven't found any other locations <br />which did not require expensive structural modifications. <br />Gensmer indicated that they were sensitive to oil spill concerns <br />and would use proper containment and storage. Gensmer added that <br />there are five bays in the facility and based on the time frame <br />of operation, there should be no more than a dozen trucks on the <br />site at any time. Gensmer stated that they would operate <br />responsibly and would be sensitive to the noise and other <br />concerns of the community. <br /> <br />Goedeke asked if there was any guarantee they would get their <br />investment back if the property owner sold the property. <br />Goedeke also pointed out that an investment would be required to <br />make the facility safe for employees of the business. <br /> <br />Gensmer stated that they were aware of the risk and aware of the <br />requirements for safety of the employees. <br /> <br />stokes stated that he would like to see the business go in the <br />ci ty but not at this corner. stokes stated his preference to <br />leave the site as is and actively market it for a B-4 use. <br />Stokes pointed out that the City has already turned down the <br />Saturn Dealership on the site. <br /> <br />Johnson closed the public hearing. <br /> <br />Roberts stated he agreed with Commissioner stokes comments and <br />pointed out that the minimal amount of site clean up proposed <br />could be achieved anyway. <br /> <br />Wietecki testified that the City should consider the temporary <br />use because the B-4 areas are already over built and that the <br />odds to attract a new high intensity use are small. wietecki <br />stated that without some use of the site, the site would <br />deteriorate. wietecki also stated that if the owner is receiving <br />some rent, there is a better chance of getting a better use on <br />the site rather than have the owner panic and sell to the first <br />buyer. <br /> <br />MOTION <br />
