Jansen replied that they had been working closely with the <br />property owner to provide a good facility but that they had some <br />hesitancy because of the re-examination of the area of the city. <br />Jansen pointed out that the change in streets would require a <br />major change in the configuration of the site. Jansen stated <br />that they would work to bring the site into compliance over time <br />as the unknowns become better defined. Jansen reemphasized their <br />willingness to work with the City to bring the property up to <br />standards over time. <br /> <br />wietecki asked if the applicant was willing to apply for an <br />interim use permit for twelve months and to come back at that <br />time for permanent usage when the unknowns have been clearly <br />defined. Jansen stated that this was difficult because they <br />would be purchasing the property and not knowing if they could <br />permanently use it. <br /> <br />wietecki pointed out that the only real unknown is the street <br />question which could be resolved in twelve months. Jansen stated <br />that they would take the suggestion under consideration. <br /> <br />Shardlow pointed out that the applicant should be judged against <br />the current standards in the 1-2 zoning district, based on the <br />existing zoning and not on any potential future changes. <br /> <br />Goedeke stated that the plans are incomplete and that it is not <br />appropriate to ask the City to consider incomplete plans. <br />Goedeke also questioned if the site was large enough to allow the <br />applicant to meet standards even when some space may be lost <br />because of the street changes. Jansen stated that he felt there <br />was sufficient capacity on the site. <br /> <br />DeBenedet asked if they could supply additional space and still <br />meet their needs. Morley replied that he believed they could. <br /> <br />DeBenedet stated that the applicant needs to discuss the proposal <br />further with staff to go over the interim use possibilities and <br />the parameters required for permanent use. DeBenedet expressed <br />his opinion that they were too far apart and the commission's <br />options appeared to be to continue it to allow the applicant more <br />time to develop a better proposal or to deny the application. <br /> <br />Bob Crosson stated that he has owned the property since 1975 and <br />has operated a truck repair and dealership on the site. Crosson <br />stated that the proposed use would be less intensive than what <br />he has operated on the si te. Crosson said that he has been <br />trying to sell the property for 18 months and has found nobody <br />who was interested in developing the site with what the City <br />called for in the Twin Lakes plan. He also said that he hasn't <br />
