<br />ROSEVILLE PLANNING COMMISSION <br />July 10, 1991 <br /> <br />Paget <br /> <br />3 <br /> <br />MOTION <br /> <br />Goedeke moved and wietecki seconded a motion to continue <br />consideration of Robert Seeger/Norwest Corporation request for sign <br />setback variance at 1717 Lexington Avenue until August 14, 1991. <br /> <br />Roll Call: <br /> <br />Ayes: <br /> <br />Goedeke, Roberts, wietecki, Stokes, <br />DeBenedet <br /> <br />Nayes: <br /> <br />None <br /> <br />other Business <br /> <br />pl8nninq File 2355 <br /> <br />Duffy Development Company request for sketch plan review for a <br />planned unit development at 2231 Rice Street. <br /> <br />PRESENTATION <br /> <br />Shardlow briefly highlighted the history of the site and the <br />current proposal. <br /> <br />DISCUSSION <br /> <br />The following items were discussed. <br /> <br />1. The change in housing type from a three story apartment to a <br />series of two story townhouses and the reasons for this <br />change. (The tax credits are already approved). <br /> <br />2. The location of the buildings on the site and the need to <br />maintain a buffer between the dwellings and Highway 36. <br /> <br />3. Discussions with the Minnesota Department of Transportation <br />concerning the possibility of using a portion of the Highway <br />36 right-of-way for grading and drainage purposes. <br /> <br />4. Pedestrian access to and from the site. <br /> <br />5. The type of renters expected at the project. <br /> <br />6. The rents to be charged. <br /> <br />7. Landscaping issues including maintenance and protection of <br />existing trees, the need for more and larger trees to buffer <br />the site from Highway 36, the need to work with adjacent <br />property owners to buffer the residences from the project and <br />the need to properly maintain the site after it is <br />constructed. <br /> <br />8. Concerns regarding the location of the play area adjacent to <br />Highway 36 and that it is surrounded by parking. <br />
