<br />ROSEVILLE PLANNING COMMISSION <br />September 8, 1993 <br /> <br />Page# 8 <br /> <br />Greg VanGompel, representing Boyer Ford, indicated they have been at this location <br />since 1977. He also indicated that with this application, they are trying, over time, to <br />meet the present design standards. <br /> <br />Issues discussed included fencing, landscaping, willingness to sell property, opposition <br />from adjacent property owners, the fact that the future zoning is different from what <br />currently exists, traffic generation, noise created by the operation, environmental <br />concerns, and storage of vehicles on the site. Questions raised included if there is time <br />to recoup the investment, are there other uses that could lease the space without a <br />special use permit, and would an interim use permit for three years be more feasible <br />than a special use permit. <br /> <br />Citizens <br /> <br />Peggy McCarthy, representing Roseville Office Plaza, questioned the parking of <br />vehicles in front of the site, if there would be vehicles for-sale, and if there had been <br />an evaluation of traffic generation. She stated that the current use is not consistent with <br />long range plans and the Planning Commission should strongly consider this fact. She <br />also added that the site needs to be improved sooner than five years. <br /> <br />Jim Moeller, representing Arthur Schuster Co., expressed concern about the amount <br />of and location of landscaping proposed, and what type of signage would be provided <br />on the site. <br /> <br />Wietecki closed the public hearing. <br /> <br />MOTION <br /> <br />Thomas moved and Harms seconded a motion to recommend approval of Boyer Ford's <br />request for reconsideration of a special use permit to do bodywork and painting of <br />vehicles in addition to engine repair at 1975 Oakcrest Avenue with the following <br />conditions: <br /> <br />1. That the application be for an interim use permit for a period of 10 years. <br />2. That staff approve a schedule of improvements to bring the site into compliance. <br />3. That staff approve a landscape plan with the addition of total screening along the <br />south side of the parking lot. <br />
