ROSEVILLE PLANNING COMMISSION
October 13, 1993

Page# 3

dealership use but rather a display of re-engineered vehicles used for
transportation of the handicapped.

Staff recommended approval of the request with three conditions:

a. No exterior storage of equipment or parts.
b. No advertising of new or used vehicles for sale.
c. The special use permit be used for the use as described in the Planning
Report dated October 13, 1993.

Member Thomas asked for clarification regarding the trash storage indoors.
Member Wall asked for clarification regarding the vehicles which could be
stored outdoors. Jopke explained that 1-2 vehicles would be stored outdoors
during the day but nothing outdoors during the evening. Member Wall asked
for clarification regarding the size of vehicles worked on.

Mr. Bill Snyder, President of Complete Mobility Systems, stated that it was not
a practice of the company to store vehicles outdoors. All vehicles are brought
indoors in the evening. He explained that the vehicles are expensive conversion
vans worth approximately $20,000 to $30,000. There may be 8-9 vehicles on
the site during the day but they would be parked behind the building when
possible. He also explained that the vans will be screened from County Road
C by a large berm in front of the parking area. He explained that 90% of the
vehicles worked on by Complete Mobility, are standard vans, 10% are mini
buses that carry up to 25 people. Each of these vehicles may be on the site for
1-2 days.

Member Thomas asked about hazardous waste stored on the site. Snyder
indicated that there is no hazardous waste used by the company.

Member Thomas asked for clarification regarding oil drums stored on the back
of the existing building. Snyder indicated that the drums will not be used on the
new site.

No Citizens Appeared

Acting Chairman Roberts closed the public hearing.
