<br />ROSEVILLE PLANNING COMMISSION <br />October 13, 1993 <br /> <br />Page# 7 <br /> <br />Computer City/Beechwood Acquisitions Inc. request for a special use permit and <br />a variance to the required setback on an outlot located in front of the Roseville <br />Crossroads Shopping Center at County Road B-2 and Snelling Avenue. The <br />applicant wishes to construct a retail building on the property for the sale of <br />computer electronics. <br /> <br />Presentation <br /> <br />Falk presented a written report dated October 13, 1993 in which he reviewed the <br />request for a 15,000 sq. ft. building. The property is located in a shopping center <br />zone and the regulations in that district require that a special use permit for site <br />plan approval be approved by the Planning Commission and City Council. Falk <br />explained the new site plan with the building located along the east side of the <br />site. He also explained the improved traffic pattern. Building materials will be <br />brick and break-off block, similar to the Crossroads Shopping Center project. <br />Falk explained that the project meets all zoning requirements except for <br />setbacks. <br /> <br />F alk noted that the traffic consultants from BR W have reviewed the proposal <br />and have recommended that the impact on the site is less than 45 vehicles in and <br />45 vehicles out at any peak hour. <br /> <br />Falk also described a letter from Welsh Properties stating they have worked with <br />the applicant and have no concerns and support the current proposal. <br /> <br />Staff recommended approval of the special use permit granting site plan approval <br />and granting setbacks less than the shopping center standards with the following <br />conditions: <br /> <br />a. That the required roadway easement for County Road B-2 be dedicated <br />as determined by County and City staff. <br /> <br />b. That a sidewalk be constructed along County Road B-2 and a pathway <br />easement be dedicated for it. <br /> <br />c. That the landscape and utility plans be approved by City staff. <br />
