Falk responded that staff did support the setback <br />variance request because the original setbacks established in the code book were <br />for major shopping buildings, not for small independent buildings on the site. <br />He also noted that one action by the Planning Commission would approve both <br />the special use permit and the variance. <br /> <br />Member Thomas asked if the Fire Marshal had reviewed the plans. Falk stated <br />that the Fire Marshal has reviewed the traffic and site plans but later will review <br />the building design plans. The Fire Marshal has found that the building meets <br />requirements necessary to allow fire trucks to enter the site. Member Thomas <br />asked for clarification regarding the storm sewer line on the site. Falk responded <br />that the building is not placed over the storm sewer but rather the building has <br />been relocated and reduced in size. <br /> <br />A general discussion ensued regarding the timing of deliveries on the site. <br />Richard Nau, BRW Traffic Consultant, described the traffic counts to be <br />generated from the proposed project. He noted that the 45 vehicles in and 45 <br />vehicles out, in anyone peak hour, represents 5% of the peak hour traffic for <br />Crossroads Shopping Center. He stated that it would not contribute significantly <br />to the traffic movement or problems on the site. He noted that the right turn lane <br />should function adequately and that the design allows for adequate queuing at <br />the intersections. <br /> <br />Member Thomas asked for clarification regarding the bike path impact from <br />right turn lanes. She asked that the City Engineer review why the bike path <br />signs are located in a location adjacent to this parcel on County Road B-2. <br /> <br />Gary Gandrud, Attorney representing Beechwood Acquisitions, introduced Brian <br />Mundstock and Carl Schwab, the engineer and architect for the project. Mr. <br />Gandrud indicated that the building has been completely revised based on the <br />site plans and the Planning Commission recommendations. It does avoid any <br />storm sewer conflicts. He noted that the traffic volumes are very low and that <br />the new design integrates the building into the exterior design of the Crossroads <br />Shopping Center. He also stated that trucks will be screened rrom site and that <br />parking has been revised to provide a more efficient and effective parking layout. <br />
