<br />ROSEVILLE PLANNING COMMISSION <br /> <br />8 <br /> <br />Thursday, December 9, 1993 <br /> <br />Nayes: None <br /> <br />(d) Planning File 2631 <br /> <br />CSM Corporation request for planned unit development and preliminary and <br />final plat at 2360 West County Road C for the redevelopment of property and <br />construction of a new office/warehouse facility consisting of 209,000 sq. ft. of <br />space. <br /> <br />Chairperson Wietecki opened the public hearing and requested City Planner Falk <br />to provide a background report. <br /> <br />City Planner Falk's report, dated December 9, 1993, explained that CSM is <br />proposing to redevelop a 14-acre parcel of land in Roseville located south of <br />County Road C, West of Minnesota Transfer Railroad right-of-way, and north <br />of the Burlington Northern right-of-way. The parcel is commonly known as the <br />Ettinger property, and is zoned 12, general industrial. This CSM proposal <br />includes demolishing a portion of the existing building, re-configuring and <br />modifying the appearance of that building, and adding two office/warehouse <br />facilities to the site. The total building square footage for this project would be <br />212,000 square feet. He noted that all four sides of the building will be of the <br />same front materials, and that all trucking will be to the rear of the building, <br />screened from County Road C. The project is consistent with the City's <br />comprehensive plan and zoning. <br /> <br />The City Planning staff recommended approval of the concept approval and the <br />preliminary plat. <br /> <br />Murray Kornberg, representing CSM, explained the project architecture and <br />layout of the site. He explained that the building will be used for offices and <br />assembly packaging and distribution. He also explained that the hours of <br />operation will generally be from 6:00 a.m. to 5 or 6:00 p.m. in the evening, but <br />he could not preclude 24-hour activity by some tenants. <br /> <br />Bill Sikora, Architect for CSM, explained architectural details for the project. <br />
