ROSEVILLE PLANNING COMMISSION
Wednesday, January 12, 1994

13

J. Allen, 1751 Skillman, expressed concern with the answers not given by the
developer.

Bill Van Assendelt, Chairman of the Waldorf School, asked if it was appropriate to
change the usage of the land. He asked that the request be denied for shared parking
because there are 130 to 150 students in the area.

Tom Pepin, 1845 Skillman, was concerned with the density, traffic problems, left turn
lanes, safety of children, open space, the impact on value of homes, and concerns with
upstairs/downstairs bedrooms. He also cited comparisons to the Vista 2000 Program
which suggested solidifying single-family residential neighborhoods. Member
Sandstrom asked what density would be appropriate on the site. No answer.

Pat Baker, 1926 Gluek Lane, cited the County Commission Plan of 1965 does not
coincide with this project. She stated that none of the projects surrounding the site
have been consistent with the plan. She cited Ferriswood, Frank's Nursery, and
LaBelle's as changing zoning and property values. She said that this site was too small
and too narrow, and should be used for a church and school property.

Tom Caswell, 2100 Fairview, asked that the Commission consider the consistency with
the plan and zoning of 1979. In the plan of 1979, 60 percent of residential units are to
be single family detached, residential units. He also noted that the city is suppose to
do an indepth study of the impact on the neighborhood when a rezoning occurs.

Al Solpus, 1781 Eldridge, stated that a single-car garage condominium is obsolete. He
asked for higher quality, more expensive units. He stated that the neighbors don't need
cheap units. The shared parking, traffic flow, and ponding are safety hazards.
Members Wietecki and Thomas explained the need for ponding and storm sewer in the
area to control flow for those downstream.

Will Chan, 1865 Eldridge, stated his concern with the safety of children next to a high
density housing project. He also expressed concern with the ability to screen or fence
the ponding area for children. He asked that the density be lowered and that the units
be more self-containing.
