<br />ROSEVILLE PLANNING COMMISSION <br />Wednesday, January 12, 1994 <br /> <br />16 <br /> <br />In discussion of the motion, member Thomas explained that other projects have been <br />put on hold until the Comprehensive Plan is done. Member Sandstrom explained that <br />the church should meet with the community about additional development throughout <br />the site. Member Wietecki explained that this was a very small piece of land for such <br />a high density, and noted that other Rottlund projects create a neighborhood with an <br />identifiable mass and scale. He encouraged Rottlund to look for other sites and other <br />design types for affordable units within the community. He also suggested that this site <br />at Corpus Christi may be suitable for 52 units in a taller building which takes up less <br />land. <br /> <br />(c) Planning File 2634 <br /> <br />Space Center, Inc. request for a rezone from B-6 to B-3 and construction of a 121,000 <br />sq. ft. office/warehouse building to be located at 2481 North Cleveland Avenue. <br /> <br />Chairman Keith Wietecki opened the hearing and requested City Planner, Michael Falk, <br />to provide a background report. <br /> <br />City Planner Michael Falk provided a background verbal report based upon a written <br />report of January 12, 1994. He stated that the Beltmann proposal includes 14,000 sq. <br />ft. of office space and 109,893 sq. ft. of warehousing space. Thirty (30) trucks would <br />be on the site at anyone time and will be screened from adjacent sites. A formal <br />entrance on both Long Lake Road and the frontage road would be provided. Berms <br />will be provided along Long Lake Road to a height of 10 feet in order to screen trucks <br />from view along Long Lake Road. Screening will be provided along the south edge of <br />the project. Site drainage will be required. Storm sewer or holding ponds will be <br />necessary on the site. The staff recommended approval of the project. <br /> <br />Dan Williams, Director of Real Estate for Space Center, explained the architecture for <br />the project and noted that the office area of the project which faces Highway 35W will <br />have a reflective, blue glass curtain wall surface. The surface wall will be high enough <br />to create a parapet wall at the top; thereby, screening all roof top equipment from <br />Highway 35W. Member Thomas asked if the reflective glass would create a visibility <br />problem along the 35W corridor? Mr. Williams explained that the glass is not <br />extremely reflective, but rather creates a blue coloring of the individual panels. <br />
