Planning Commission Meeting Minutes
March 9, 1994

John Shardlow paraphrased the comprehensive plan issues, the Vision
Statement within the residential section of the comprehensive plan, the
residential goals, and explained Policy #8 of the Residential Policies.

John Shardlow also read into the record the March 9, 1994 letter from John
Borgstrom, an adjoining neighbor to the east. (This letter will be attached to
the back of the minutes.)

John Shardlow summarized the consultant recommendation to change the
land use from low-density residential to medium-density residential on the
comprehensive plan, and to talk to the American Legion regarding its plans in
the future. In addition, the consultant recommends connections from this
project to Dale Street as the land becomes available and expansion of the
medium-density residential to Dale Street on the comprehensive plan.

Keith Wietecki asked how many acres in total could be considered?
Shardlow responded 9 1/2 to 10 acres.

A general discussion ensued regarding the comparison between this project
and the Concordia project.

Member Thomas asked for clarification regarding the reasons for extending
the road links east and west. Shardlow responded that a number of road exits
provide for better traffic distribution.

Member Thomas asked for clarification regarding the treatment of water
within the impondments. Shardlow responded that the study has not been
completed and there are few answers at this time. Member Thomas also
asked what the future was for the Borgstrom home located closer to the
townhome roads than any of the proposed townhomes. Shardlow responded
that Borgstrom is interested in selling this lot for this project. Borgstrom's lot
would support an additional five townhomes adjacent to the townhome road.

Member Wall asked for clarification regarding the homes to the west of the

3
