Planning Commission Meeting Minutes
March 9, 1994

answer questions.

Member Rengel asked if Kehr had studied the four lots to the east. Kehr
responded that he would buy land as it becomes available, and will talk with
Borgstrom if approvals are provided for the project as proposed. He would
acquire two properties to the east of Borgstrom if they are for sale. Kehr also
explained the walk -out basement units on the two units at the southeast
comer of the project. Chainnan Wietecki asked about Kehr's plans for
properties to the west of the currently proposed project. Kehr responded that
he will buy lots if they are available to the west of the current project lines.

Harold VanCycle, 686 County Road C, a neighbor to the west asked if the
project would be one or two stories. Mr. Kehr responded they would be
single-level units and setbacks would comply with the city codes from the
west side of the project. VanCycle expressed concern with the medium-
density residential and how it would affect property values along the west
side of the project. He stated, in the past, he has been opposed to the project,
but the present plan is a better plan. He asked what would keep the
American Legion from installing medium-density residential projects on their
site; thus, surrounding two single-family units along County Road C. He
asked the Commission to consider when to draw the line on encroachment
into single family areas.

Karen Foster, 675 County Road C, a property owner located across the street
from the project stated the neighbors have been together and are concerned
about this project. The neighbors to the east of the Borgstrom project have
no interest in selling. Thus concerned with being "sandwiched" inbetween
homes and projects in this area. She preferred a cul-de-sac of single-family
homes be placed on the site. She stated this project was not of comparable
value or interest to the condominiums east of Dale Street.

Donna LongDyke, 649 County Road C, said she agreed with the comments of
VanCycle and Foster. She stated it was possible to have medium-density
residential in the southwest and southeast comers of the Dale/County Road C

5
