<br />Planning Commission Meeting Minutes <br />March 9, 1994 <br /> <br />provide more information at a future meeting. <br /> <br />Member Rengel agreed and stated that he would prefer to see a larger plan <br />with all the other properties included. <br /> <br />Member Thomas stated that she felt the project would fit on the property and <br />that townhouses are a good fit for the site, but she expressed concern with the <br />new road impacts to the properties east of the Kehr project. She also <br />cautioned that conditions should be placed on any new zoning because of the <br />impact this project may have on Central Park. <br /> <br />MOTION: <br /> <br />Member Sandstrom moved, seconded by Member Thomas to recommend a <br />change in the comprehensive plan designation for the Kehr property located <br />at 674,656, and 646 W. County Road C from low-density residential to <br />medium-density residential with all property located from the west border of <br />the Kehr property with the north border being County Road C, the east border <br />being Dale Street, and Central Park being the south border. Further, a <br />condition be placed pending approval that any rezoning will be done only <br />with a planned unit development and that all land from the American Legion <br />driveway to Dale Street must function as one functional neighborhood in <br />design. It is assumed that the property east of Kehr's project will be heard at <br />a separate public hearing at the next available date. <br /> <br />Roll Call: Ayes: <br /> <br />Sandstrom, Rengel, Wietecki, <br />Thomas <br /> <br />Nayes: Wall <br /> <br />Member Wall stated he was opposed to the project because the application <br />was premature, and because the Committee may need more time to resolve <br />issues surrounding the site. <br /> <br />8 <br />
