(c) Planning File 2637 <br /> <br />Jerry Slawik's request for a rezoning from I-I to PUD on 5.9 acres located <br />west of Snelling Avenue, between Midway Ford and Conoco Jiffy Lube along <br />County Road C to be used for retail purposes. <br /> <br />Chainnan Edward Roberts reopened the continued public hearing and asked <br />City Planner Michael Falk to provide a background report. Michael Falk <br />explained that the 5.9 acre site would contain 4 acres totaling nearly 35,000 <br />square feet of building. He reviewed the site planning, grading and ponding <br />which were acceptable to the city engineers. Falk noted that the building <br />materials which now utilize brick and uniform colors are acceptable to the <br />staff based on the design standards within the code. Falk also noted that <br />more evergreens have been planted on the site as per the Planning <br />Commission's request, and that the signage as proposed is 2 pylon signs: 1 on <br />Lincoln Drive and 1 on Snelling Avenue. <br /> <br />Falk explained the traffic generation based upon the SEH Traffic Consultant's <br />report, which included placing a median in the access from Lincoln Drive and <br />closing the access at the southeast corner of the restaurant parking lot. He <br />noted that Lincoln Drive traffic counts have been done and"that between <br />4,500 and 5,500 vehicles per day traverse the area. No traffic control is <br />needed based on that limited amount of traffic. <br /> <br />Michael Falk stated that the Planning Staff recommends approval of the <br />rezoning from 11 to PUD, approval of the preliminary plat as submitted on <br /> <br />11 <br />
