City of Roseville Planning Commission Minutes
May 11, 1994

Mr. Falk responded that it is a practical hardship. The site is very small with
18 feet of available parking and does not allow for much more parking. The
building itself does not require significant amounts of parking. The reason for
this parking is to meet the city code.

Member Sandstrom asked what the impervious surface requirement in the city
ordinance was and if the city requires curb and gutter? He noted that the
water from the site drains to the north and east as well as to the south and
east. He asked what the salt and street sweeper materials were to the north of
the site. He asked whether the code could be reviewed for a less costly
method of treating storm sewer water.

Member Wall asked how close this project would be to the County Road C
and Fairview Medical Center now nearing completion. He asked that the site
and the design materials be consistent with those in or near the Medical
Center. Member Wall also asked that the dump site to the east of the Musolf
property be cleaned up and that evergreen trees be added to the Musolf site.
Member Wietecki asked if the heating and ventilating equipment on the roof
would be screened, and staff responded affirmatively.

Member Roberts announced that he would abstain from discussion of this
issue because of a potential conflict of interest.

Mr. Gary Nordness described the project in detail noting that the colors of the
building will be beige and burgundy with brick and brake-off as the primary
materials and Dryvet stucco materials on the upper portions of the building.
He noted that the eastern portions of the site adjacent to the county ditch are
used to store snow. and that there is salt in the snow and that is what still
appears on the site. He asked for relief regarding construction of curb lines at
the eastern end of the site.

Member Thomas asked for details regarding the materials on each elevation
of the building. Mr. Nordness explained in detail.

11
