City of Roseville Planning Commission Minutes <br />Wednesday, June 8, 1994 <br />MINUTES <br />Current, President of the Lake McCarrons Neighborhood Association, asked how the <br />McCarrons' lake area could participate in the process. The Commission welcomed Mr. <br />Current and asked that he contact Dennis Welsch for further details on changes in the <br />McCarrons' lake area. There were no further comments or questions from the public. <br />Chairman Wietecki closed the public hearing. <br />Motion: <br /> Member Wietecki moved, seconded by Member Sandstrom, to establish June <br />29th as a Planning Commission Special Meeting and a hearing date on the Comprehensive <br />Plan as presented and discussed at the June 8th meeting. In addition the Planning <br />Commission will hold special meetings on July 27th at which time a second public hearing <br />on the Comprehensive Plan will be held, and the meeting of July 13th will also have a <br />scheduled Comprehensive Plan hearing. Motion carried unanimously. <br />Roll Call:Ayes:Sandstrom, Rengel, Thomas, Wall, Wietecki, Harms, <br />Roberts <br />Nayes:None <br />8.(a)Napa Auto Parts Sketch Plan <br />City Planner Michael Falk provided a background report in which he described the request <br />by Napa Auto Parts to rezone a parcel of land approximately 2 acres in size from B1 <br />limited business to B3 general business to allow for the construction of a 9,000 square <br />foot auto parts retain store located on the north side of County Road C, between Pascal <br />Avenue and the east Snelling Avenue frontage road. <br />Chairman Wietecki asked for a description of the land uses in the area. Mr. Falk <br />responded there is a large furniture store, 2 banks, numerous offices and 3 restaurants. <br />Mr. Bob Grootwasink, a realtor representing Napa Auto Parts, and John Ranze, the <br />Regional Napa Auto Parts Manager, stated they were looking for a better retail site and <br />have been in the community years at the corner of Fairview Avenue and County Road C. <br />Currently, they do not have the ability to attract a retain consumer at that location. The <br />new proposal would have 50 parking spaces, landscaping and exterior colors which meet <br />the Napa logo that is blue and yellow. Member Harms stated that such a business is not <br />compatible to the adjacent single-family area. A general discussion ensued regarding what <br />are the permitted uses in a B1 and B1b zoning district. <br />Member Rengel questioned the appropriateness of a auto parts dealer adjacent to banks, <br />11 <br />
