6

Member Harms questioned why the pylon sign needed to be setback 15 feet, how many
parking stalls are needed for the business and what the hours of operation would be. Mr.
Alkali responded that there is no room on the site to place the sign and still meet a city
ordinance requirement because of the location of the building. Mr. Alkali stated that
approximately 10 parking stalls would be needed and that the hours of operation are 8: 00
a.m. to 6:00 p.m. weekdays; from 8:00 a.m. to 3:00 p.m. on Saturdays with no Sunday
hours.

An unidentified resident of the adjacent Bonaventure Condominium stated that the
proposal could deteriorate the neighborhood because of the increase of the traffic at the
intersection of Lexington and D, storage of cars and semis in the parking lot as well as
inadequate driveways.

Chairman Wietecki closed the public hearing.

Motion: Chairman Wietecki moved, and Member Sandstrom seconded, to continue
consideration of this item until the August 10th meeting to allow further investigation in
the sign and parking setback issue.

Member Roberts indicated that he felt the setback variance was okay, but that the variance
for the sign was not.

Roll Call:

Ayes: Rengel, Thomas, Harms, Roberts, Sandstrom, Wietecki.

Nays: None.

Abstained: Wall.

Chairman Wietecki announced that Member Wall had abstained because of a potential
conflict of interest.

6.

(c)

Planning File 2688

Father Robert Nygaard/Corpus Cristi Church request for rezoning from Rl to PUD for a
proposed senior housing development at 2131 Fairview Avenue:

City Planner Michael Falk explained that this public hearing needs to be continued to the
regular August meeting of the Planning Commission due to improper notice resulting from
an incomplete list of property owners provided by the applicant.

Motion: Chairman Wietecki moved and Member Thomas seconded to continue this
matter to the August 10th regular Planning Commission meeting.
