<br />Chairman Keith Wietecki closed the public hearing. <br /> <br />Motion: Member Harms moved, seconded by Member Wietecki, to offer the following <br />resolution: <br /> <br />CITY OF ROSEVILLE PLANNING COMMISSION <br />RESOLUTION NO. 9/14a/94 <br /> <br />WHEREAS, it is economically feasible for Pacific Mutual Door to add 60,000 square feet of <br />space in two phases and Pacific Door cannot acquire additional land to the south, and Pacific <br />Door cannot use the right of eminent domain, and <br /> <br />THEREFORE, a practical hardship has been created which would require relocation of Pacific <br />Mutual Door if no variance was granted. <br /> <br />WHEREAS, there is a railroad spur along the north side of the Pacific Mutual Door building, and <br />there are reduced possibilities for extension of the building to the north, and <br /> <br />WHEREAS, Pacific Mutual Door has provided opaque screening of doors and coniferous plant <br />materials to reduce the visibility of the loading docks, and <br /> <br />WHEREAS, the City design standards would not allow Pacific Mutual Door to restore the <br />exterior of the warehouse portion of their building by painting the block and adding brick pilasters <br />but rather require enlarging and expanding the wall to provide materials more complimentary with <br />the City's design standards, now, <br /> <br />THEREFORE, a practical hardship has been created which would require relocation or redesign if <br />no variance was granted. <br /> <br />WHEREAS, the existing parking lot of Pacific Mutual Door has become closer to the Fairview <br />Avenue right-of-way due to increasing needs for public right-of-way on Fairview, and <br /> <br />WHEREAS, customer parking is needed in front of the building, and <br /> <br />WHEREAS, the City code and design standards would not allow retaining the customer parking <br />adjacent to the front door, now, <br /> <br />THEREFORE, a practical hardship has been created which would require relocation or redesign if <br />no variance was granted. <br /> <br />NOW, THEREFORE BE IT RESOLVED, the Planning Commission recommends the granting of <br />variances as follows to Pacific Mutual Door located at 2645 and 2655 Fairview Avenue North. <br /> <br />5 <br />
